Boundary Survey
A precise survey to include research, all property corners found or set, a detailed survey plat with accompanying legal description of the property. If you are planning on building a house, structure, fence, or any improvement a Boundary Survey will protect your investment.
Land Title Survey
A Land Title Survey “is a comprehensive examination and reporting of significant factors affecting a tract’s boundary lines, right-of-way lines, and easements. The title survey includes detail not normally gathered for a traditional boundary survey, and, absent a title commitment or report, a survey of this magnitude cannot be performed.”
Topographic Survey
A topographic survey is the service performed to determine the configuration, relief, or elevations of a portion of the earth’s surface, including the location of natural and/or manmade features thereon. A topographic survey is not a boundary survey, although some approximate property lines may be delineated. The limits of the topographic survey will be determined based on the intended use.”
Improvement Location Report
This is only available in New Mexico. This is a Surveyor’s report for title companies, escrow, or lending companies to show improvements on the property. This is not a boundary survey and should not be used by the owner for building. A Surveyor cannot legally release an Improvement Location Report to the owner.
Construction staking
A construction survey is used to provide horizontal and vertical staking of the location of proposed buildings, structures, or facilities prior to and during construction according to engineering or architectural plans.”
ALTA/NSPS Survey
Members of the American Land Title Association® (ALTA) have specific needs, unique to title insurance matters, when asked to insure title to land without exception as to the many matters which might be discoverable from survey and inspection, and which are not evidenced by the public records. “To perform a Survey of this magnitude Table A must be filled out when ordering this survey.
Subdivision Plats
Subdivision Platting is a detailed map dividing a larger tract into smaller lots, streets, easements, park areas, and drainage areas for public record. Each State and Jurisdiction within has unique statutes and ordinances that the Surveyor must follow. In some cases, the larger tract may not be adequate to subdivide in the Jurisdiction that it lays.
Elevation Certificates
A community’s permit file must have an official record that shows new buildings and substantial improvements in all identified Special Flood Hazard Areas (SFHAs)are properly elevated. This elevation information is needed to show compliance with the floodplain management ordinance. FEMA encourages communities to use the Elevation Certificate developed by FEMA to fulfill this requirement since it also can be used by the property owner to obtain flood insurance
